Pure Cycle owns approximately 930 acres of fully entitled Master Planned Community Development Land along Denver’s primary east/west transportation corridor, Interstate 70. The property includes water and oil & gas rights, the later of which has been leased to a multinational oil and gas company.
The property sits about 15 miles east of downtown Denver and 4 miles south of Denver International Airport. The Denver Metro Area is growing rapidly and is considered in the top five of the fastest growing major metropolitan economies in the country. Combined with a new convention center hotel nearing completion in the City of Aurora (the Gaylord Hotel), an Amazon fulfillment center, the nearby Anschutz Medical Center, and other residential and commercial developments in the surrounding area, Sky Ranch is ideally situated to accommodate up to 5,000 Single Family Resident Equivalent Uses (“SFE’s”) in the entry level home market (around $300,000 for single family detached homes).
The entry level home market is currently the most underserved market segment of the entire metropolitan area, accounting for about 4% of total new home starts. This market historically accounted for nearly 50% of new home starts which truly makes this one of the regions most attractive development projects.
We are under contract with three national homebuilders who are committed to purchase all 506 lots in our first phase. The builders will purchase the lots on a takedown schedule that corresponds to individual contracts and is expected to be constructed over a two to three year period.
As wholesale water and wastewater providers, we have given careful consideration to the water infrastructure at Sky Ranch and will use and reuse our valuable supplies through extension. We’re please to develop this community in a way that matches our semiarid climate.
Developing finished lots for homebuilders will require some upfront investment that will provide infrastructure for subsequent phases of development in the coming years. We are responsible for building the water and sewer utility systems, which will include a zero discharge facility, which means we will reuse 100% of the water we collect from the customer for irrigation demands. We will also build drainage infrastructure that will serve the entire Master Planned Community as well as entry roads, monuments, parks and open spaces.
